Beautiful full service restaurant in the Katy, Texas area serving Persian food.  Located in a neighborhood shopping center end cap with a drive through window.  Seating for 48 inside and 12 on outside patio.  This business was established 2 years ago and was growing until Covid - 19 which required they shut down for several months.  Now they have reopened; however, business has been slow to recover and the owner has decided to get out of the business.  Lunch was about 30% of their business with dinner being 70% with about 10% catering.  They do not serve mixed drinks, beer, or wine, but a liquor license could be obtained for this location.  The facilities could continue to be operated as a Persian restaurant or converted to another menu type.  The price for this business is substantially less than the original cost to build.
